Tract is headquartered in Denver, Colorado, with real estate holdings throughout the United States.</p> <p><strong>Position Overview</strong><br>Tract is seeking a talented and motivated Professional Civil Engineer (PE) to join our dynamic technical team. The ideal candidate will have at least five years of post-educational experience in the design and entitlement of large-scale commercial or industrial land development projects. This role will assess sites across the United States during due diligence and provide technical support throughout entitlement, site design, planning, and development to ensure compliance with local and industry standards, regulations, and client specifications.</p> <p><strong>Job Responsibilities</strong><br>The successful candidate will be responsible for the following key areas:</p> <p> </p> <ul> <li data-section-id="11z5yp2" data-start="1375" data-end="1879"><strong data-start="1377" data-end="1411">Site Planning and Civil Design</strong> <ul data-start="1414" data-end="1879"> <li data-section-id="hj6w69" data-start="1414" data-end="1618">Collaborate with the technical team in the design and development of projects, including site layout, grading, road design, stormwater management, wet and dry utility layouts, and other related aspects.</li> <li data-section-id="1llcedy" data-start="1621" data-end="1766">Assist in planning, designing, and developing projects in accordance with local and industry standards, regulations, and client specifications.</li> <li data-section-id="19s4dz4" data-start="1769" data-end="1879">Assist in conducting engineering calculations, quantity take-offs, and cost estimates for proposed projects.</li> </ul> </li> <li data-section-id="5h2l5y" data-start="1881" data-end="2289"><strong data-start="1883" data-end="1921">Technical Review and Due Diligence</strong> <ul data-start="1924" data-end="2289"> <li data-section-id="1smqp0s" data-start="1924" data-end="1997">Assess prospective sites across the United States during due diligence.</li> <li data-section-id="9fun9" data-start="2000" data-end="2127">Review geotechnical studies, wetland delineations, cultural resources reports, and threatened and endangered species reports.</li> <li data-section-id="1ocnw09" data-start="2130" data-end="2205">Provide summaries and read-outs of technical findings to the senior team.</li> <li data-section-id="1e3v5ui" data-start="2208" data-end="2289">Research, analyze, and implement development code requirements into site plans.</li> </ul> </li> <li data-section-id="2xbfph" data-start="2291" data-end="2730"><strong data-start="2293" data-end="2339">Engineering Documentation and Coordination</strong> <ul data-start="2342" data-end="2730"> <li data-section-id="l663q8" data-start="2342" data-end="2461">Utilize AutoCAD Civil 3D to create, edit, and update engineering drawings, plans, maps, models, and profile drawings.</li> <li data-section-id="e7l1k1" data-start="2464" data-end="2571">Prepare technical reports, memoranda, and presentations summarizing project findings and recommendations.</li> <li data-section-id="1bfftvi" data-start="2574" data-end="2656">Assist in creating and drafting development agreements with local jurisdictions.</li> <li data-section-id="1cmj0d" data-start="2659" data-end="2730">Interact with local municipalities, landowners, and consulting teams.</li> </ul> </li> </ul> <p> </p> <p><strong>Education & Experience</strong></p> <p> </p> <ul> <li data-section-id="1w59ick" data-start="2802" data-end="2879">Bachelor of Science or Master’s degree from an ABET-accredited institution.</li> <li data-section-id="15sqysn" data-start="2880" data-end="2932">Professional Engineering license in good standing.</li> <li data-section-id="h9u5yq" data-start="2933" data-end="3082">At least five years of post-educational experience in the design and entitlement of large-scale commercial or industrial land development projects.</li> <li data-section-id="tn31ra" data-start="3083" data-end="3166">Experience with framework planning for large tracts of land of 100 acres or more.</li> <li data-section-id="my7qu2" data-start="3167" data-end="3218">Experience preparing utility feasibility reports.</li> <li data-section-id="dbi5h3" data-start="3219" data-end="3272">Experience writing technical reports and memoranda.</li> </ul> <p> </p> <p><strong>Technical / Functional Expertise</strong></p> <p> </p> <p> </p> <ul> <li data-section-id="1ra7vf8" data-start="3311" data-end="3397">Proficiency in AutoCAD Civil 3D; a CAD test will be required to demonstrate ability.</li> <li data-section-id="rmu94f" data-start="3398" data-end="3473">Extensive knowledge of gravity and pressurized piping systems and design.</li> <li data-section-id="74in2i" data-start="3474" data-end="3564">Experience implementing utility transmission and distribution lines within site layouts.</li> <li data-section-id="1dk3me9" data-start="3565" data-end="3665">Experience researching, analyzing, and implementing development code requirements into site plans.</li> <li data-section-id="1wfwx38" data-start="3666" data-end="3779">Strong knowledge of civil engineering principles, including site development, grading, drainage, and utilities.</li> <li data-section-id="18crgk1" data-start="3780" data-end="3831">Proficiency across Microsoft’s suite of products.</li> </ul> <p> </p> <p>
